Satish Jassal Architects was named a finalist for the Housing Architect of the Year Award 2025. Among their submissions, the Edith Road project stands out as a model of sustainable, thoughtful design.
Located in Haringey, London, Edith Road is a net zero carbon council housing development that provides eight affordable homes built for sustainable living. The scheme was commissioned by Haringey Council to transform a former car park adjacent to an existing estate into a vibrant residential area.
The council’s brief called for a small and sustainable housing scheme that would make full use of the restricted plot, deliver high-quality family-sized homes for social rent, improve the estate’s image, and achieve exemplary environmental performance.
The resulting design features eight homes, 75 percent of which are family-sized. Each unit is dual or triple aspect, offering direct views of the nearby park to create a light and open atmosphere. The architects focused on maximizing space, daylight, and a welcoming sense of generosity.
“Specification choices prioritised a high-performance building fabric, air-source heat pumps, and photovoltaic panels.” — Satish Jassal
These measures ensured minimal operational energy use and helped the development meet its net zero carbon goals. The team carefully balanced design quality with environmental efficiency, resulting in a benchmark for local authority housing.
The Edith Road project demonstrates how thoughtful design, efficiency, and community vision can combine to deliver sustainable, high-quality public housing in a constrained urban setting.
